SMALL SPACES BECOME CHIC, URBAN HOMES
A private investment fund acquired a package of adjacent properties on the west side of Baltimore and wanted to rehabilitate them into contemporary, affordable homes for first-time buyers. The fund needed an experienced construction partner that could renovate the rowhomes economically, so it could generate a profit even at a modest sales price of $200,000 each. With the added challenge of creating attractive, functional homes from very small properties, the fund looked to New City for superior design, efficient execution and affordable construction.
Using its extensive experience gutting and rehabbing Baltimore City rowhomes, New City designed a floorplan that allowed for two comfortable bedrooms and one-and-a-half baths in the small properties. With upscale kitchens and large “super-baths,” the finished homes captured the design features that buyers were seeking. New City was also able to develop a site plan that converted narrow alley space into off-street
parking – a profitable amenity.
To help the client sell the finished homes, New City brought in a professional designer to properly stage the model with furniture that highlighted its features and sold its utility. With help and guidance from New City, the fully-renovated homes were warmly received by buyers in a challenging market, and the investment fund made a nice profit.
