QUICK TURNAROUND & CHALLENGING LOGISTICS
When a suburban-Baltimore housing commission needed to update one of its public housing communities – inside and out – it turned to New City for help. The goal was to take 24 tenant-occupied townhomes and renovate them very quickly. In just fifteen weeks, New City planned, procured and executed the project, so all the residents could be back in their “new” homes for the holidays.
Tackling four units at a time, New City relocated residents into rented apartments nearby and moved their belongings into on-site storage. With the houses empty, New City replaced plumbing, heating and cooling systems, patched and painted old walls, and installed all new kitchens, baths and flooring. At the same time, the community got a face-lift on the outside, with new roofing, siding and windows. At the end of each cycle, New City moved the residents and their belongings back into their homes.
Seamless relocation and tenant satisfaction were critical to the success of the project, so New City worked closely with the Housing Commission to develop tenant letters and plan community events. Special arrangements were made to accommodate physically- and mentally-challenged residents. To the delight of the Housing Commission, New City met every deadline on the project. PROJECT TASKS
- Start the project within three weeks of award
- Complete full interior renovations of four units at a time within ten-day cycles
- Manage exterior renovations, including roofing, siding, landscaping, hardscaping, signage and parking lot renewal
